Q. What about your Rental Season?
A. We typically rent from September 1 through August 20 of the following year.  Tenants give notice in March if they will stay or leave their apartments.  March through May is prime season to apply for Fall rentals and to view the available apartments. 
Q. What about Last-Minute Rentals?
A. Even though, many leases are signed by May or June for the Fall season, there are usually a few options that are available through the middle of August.  It is never too late to call and to find out.
Q. What about your Price Range?

A. Prices depend on the location, the size and the amenities of any given apartment.  A good rule of thumb for the current season is $300 to $425 per room in a multi-bedroom apartment.  This translates into $900 to $1275 for a three bedroom. $450 is the mid-range for an efficiency.  $ 550 is the mid-range for a one-bedroom apartment.  Prices are on the higher end if free use of washer/dryer, parking, access to a basement or a yard are a part of the property.  For small rooms without amenities, prices would be on the lower end of the price range.  Please contact us for particular locations.

Q. What about Utilities?

A. Utilities charges vary.  In houses with separate electric meters and separate furnaces, tenants are expected to sign the utilities over to their own name and are responsible for monthly payments.
In houses with multiple tenants, one electric meter and one furnace, tenants are charged a flat fee of $50 to $75 per month to cover expenses.  Actual usage is calculated at the end of the lease and refunds are issued when appropriate.

Q. What about Pets?
A. Some of our houses are ideal for pets (yards and wooden floors), others are not.  If the conditions allow, pet agreements can be signed as an addendum to the lease.  A $250 refundable pet deposit is charged as well as a $10 non-refundable monthly charge per pet.  In apartments with multiple tenants, all tenants have to agree and sign the pet addendum.    Please contact us for particular locations.
Q. What about Short-Term Leases?

A. Short-term-leases can be signed starting the last week of August and thereafter, for apartments that did not rent for a full rental season.  Usually, short-term leases rent for $50 higher than full-year terms and have to be signed in four months intervals (e.g. September – December or January – April).  Individual arrangements can be negotiated.  Please contact us with your specific needs and we will see if we can help.

Q. What about Breaking the Lease?

A. You are responsible for the entire lease period once you sign a lease.  If special circumstances force you to leave, it is your responsibility to find a sublease.  If you give us early notice, we will advertise your apartment for you and assist in any way possible to fill your lease.  You are obligated to pay for your apartment until a new tenant has been found.

Q. What about Smoking

A. All of EZ Rentals properties are smoke-free environments.  However, we do rent to smokers, but smoking has to be limited to the outside.  Several houses have conveniently located porches, balconies or terraces that allow smokers to pursue their habits without infringing on non-smoking tenants.

Q. What about taking in additional Tenants?

A. Usually, we rent one room or one apartment to a number of people specified in the original lease.  If the necessity arises to take in additional tenants, you need to seek the permission of all tenants in a multiple room unit.  If the apartment is your own, you need to inform Management of the new resident.  The new person has to fill out an application.  $50 per month will be added to the rent and the new person will have to pay their share in the utilities charges.  We try to accommodate your needs.

Q. What about Maintenance?

A. “All in One” a company run by Phil Flynn is our regular contractor.  Phil is on call 24/7 and will respond immediately in cases of emergencies.  Normally, you report maintenance requests to the office and will be scheduled as soon as possible.  Phil lives 10 minutes away from our properties and is able to deal with a full spectrum of maintenance requests from plumbing to electric, from painting to yard work, etc.
